This is the most comprehensive comment I've seen so far.
I'll try my best to make the negatives aspects to fade away, you look like a cool person to talk with.

Hey I like ur guide and effor u put into it ! Although I don't agree with some prices (for example: zh you should make it 60-80m) but it also refers to Plenty Guide which im usually using and like a lot I don't understand why people hating on you so much while you just trying to do something for community and I think some people should remember it's only a GUIDE it doesn't mean u have to use it I like how easy it is to find scrolls and stuff here it's really big + Keep working on this guide ! It's good now we have 2 nice guides and people can find their perfect price by using both

Nice guide! It would be even nicer if you could add the prices of some event chairs and maybe ele wands? But overall, it's a pretty good guide! Keep up the great work!

 

Here's the problem with underestimating prices, you stated that you want to help new players. New players will be most helped if they have a maximum, not minimum, sales price listed. A minimum price will simply rip them off and lead people to take advantage of them. It's already very easy to take advantage of players who don't know prices, but with your underestimation of prices, just to get items to sell easier, you're systematically helping people take advantage of those you're trying to help. Someone mentioned having a range of prices, which you have started to do, as the best alternative, and I agree. The market is dynamic and can change rapidly, so a range would help control for fluctuations and allow people to decide whether they want to underprice their wares or try to sell at a higher price.

EDIT so no double post: I like how you're including other items in your guide as well, as there are many items that fluctuate and could be hard to keep track of. If I may add a suggestion, @Plenty updates his guide every month because the market isn't volatile for the most part and updating it takes a lot of work. You might want to consider updating yours monthly as well, but at a two week delay from his. So if he updates his this week, wait two weeks to update yours. Unless you want to deal with the upkeep of updating more often, I think this would be a good way to have a fairly updated guide at all times without all the work.

Another option could be to embed a spreadsheet of prices in thread. Many people keep track of prices on spreadsheets, and you could easily change a price on the spread sheet and it would automatically show up on the thread. This way people could also see what updates were made at what time. The problem with the spreadsheet is that it's not as pretty or user friendly as a formatted thread. Just a few thoughts.

 

Here are some prices that I do think should be changed on your thread. Like @Jeen said, you are giving prices for sellers, not buyers. So I advise you to change these prices for max amount, not minimum.

Top LUK 70%: 5mil, sometimes I see it sell for 6

Agreeing with @Rob. I feel some of the prices Like Overall Armor int can be sold for 2 mil higher. Now they might feel they need to undercut it and put it for 16mil? That's how I used @Plenty's guide. Look at it and be a little below his price.

However, I disagree with the GFA 10% price, I have about 15 scrolls and I couldn't sell even one in the last week (1.5M). The price remains 1M.
